During the
design phases of the building, a Furniture Plan shall be developed that integrates with
the development of architectural and engineering design. Nine months prior to
construction completion, the Furniture Plan will be finalized by the Architect and the
Owner along with Specifications to be used for Acquisition of furniture. As the building
nears Substantial Completion, furniture systems can be installed and connected to
power and voice/data systems as needed. The tasks associated with this service are as
follows:

1. Conceptual Furniture Planning

. The purpose of this phase is to develop the furniture space plan. Based on the
approved floor plan by the architect the Consultant will develop a list of new
furniture required with associated cost estimates. The Consultant anticipates two
meetings with the Architect and Owner.

. The Consultant will meet with the County's representatives to program functional
needs for furniture. Programming will include touring existing spaces and asking
the designated representatives about their specific furniture needs and will take
place over one business day.

. The Consultant will then space plan the furniture based on the programmatic
needs.

. The Consultant will develop the core elements of "typicals" for the offices and
workstations.

. The Consultant will create an Excel document outlining the scope of new
furniture to be purchased for budgeting purposes.

. The Consultant will place the furniture block plans on a CAD base drawing for
use in locating electrical & voice/data outlets.

2. Specification & Acquisition Process

. Nine months prior to project completion, The Consultant will resume furniture
work. The Consultant will determine which products are then available on State
Contract to fulfill the County's needs. The Consultant will select furniture finishes
and colors based on the facility design. The Consultant will assist the architect in
a presentation to the County for final written approval by the Owner.

. Based on the approvals, The Consultant will develop detailed specifications for
each of the items to be purchased. The specifications include state contract
information, manufacturer, model, size, colorlfinish and any other requirements
for ordering.

. The Consultant will compile the specifications into bulk orders by manufacturer.
The order process will include cross references for room placement.
