<br />MEMORANDUM <br /> <br />To: <br /> <br />From: <br /> <br />Cabarrus County Board of Commissioners <br /> <br />Kassie Goodson Watts/Planner <br /> <br />Consent Agreements and School Capacity Figures for the Oxford Commons <br />Townhome Subdivision <br /> <br />Subject: <br /> <br />Date: <br /> <br />06/29/2006 <br /> <br />The Oxford Commons Townhome Subdivision was approved by the Concord Planning and Zoning <br />Board on April IS"', 2006. This subdivision is approved for 260 townhome lots on 34.7+/- acres <br />located on Pitts School Rd. The specifics of the agreement are as follows: <br /> <br />. Developer - Portrait Homes, 9111 Monroe Rd. Suite 100, Charlotte, NC 2S270 <br />. Payment of $1331 per lot will be due at Final Platting <br />. Build out schedule would be 40 lots platted in 2006, SO lots platted in 2007, SO lots platted in <br />200S, and 60 lots platted in 2009 <br /> <br />The APFO worksheet filled out by Mr. Robert Kluttz with Cabarrus County Schools indicates that <br />schools affected by the Oxford Commons T ownhome Subdivision are currendy functioning at the <br />following capacities: <br /> <br />Cox lvlill Elementary School- 112.69% <br />Hartis Road Middle School- 7S.96% <br />Jay M. Robinson High School- 105.55% <br /> <br />Including previously approved subdivisions, these schools will be functioning at the following <br />capacity upon completion of the Oxford Commons Townhome Subdivision project: <br /> <br />Cox lvlill Elementary School- 159.66% <br />Hartis Road Middle School- 124.65% <br />Jay M. Robinson High School- 126.00% <br /> <br />The Hickory Ridge High School, projected to open in August 2007, will provide relief at Jay M. <br />Robinson High School. The new Carl Furr Elementary School, project to open in August of 2007, <br />will provide relief for Cox Mill Elementary School. Funding for these schools was approved in the <br />2004 School Bond. <br /> <br />The 15 Year Facility Plan identifies a new middle school for 2011 in the northwest area that would <br />relieve Harris Road Middle School. Funding for this school has not been identified. <br /> <br />Cabarrus County Schools operating at 110% capacity are considered to be operating at the maximum <br />capacity. <br /> <br />The Subdivision Lot Inventory spreadsheet has been updated through June 2006. <br /> <br />c-Lf <br />
