<br />RESIDENTIAL DESIGN STANDARDS <br /> <br />Introduction <br /> <br />Cabarrus County will adopt a six month moratorium on new major residential <br />subdivisions for the purpose of reviewing and updating its land use plans and <br />development regulations (moratorium will expire June 20, 2005). The moratorium will <br />take affect December 21,2004. One of the primary directives during the moratorium is to <br />review and update the County's residential design. standards. <br /> <br />Items for Study: <br /> <br />In cooperation with the municipalities in the County the following items will be studied: <br /> <br />I. Conservation subdivision design. standards <br /> <br />Task: Review current conservation design. standards. Hold public design. <br />workshop to review current standards and to propose new standards. Develop <br />updated standards for adoption. <br /> <br />2. Develop residential zoning classifications and identify target densities <br /> <br />Task: In order to implement the existing future land use plan recommendations <br />develop additional residential zoning districts to offer a greater choice of density <br />and design options. <br /> <br />3. Street, sidewalk, connectivity and right-of-way standards <br /> <br />Task: Review current connectivity, street cross-section and design. standards, <br />meet with various stake holders, and develop new standards that include options <br />for urban, suburban, and rural settings. Cross-sections should include traffic <br />calming measures to be included in new subdivisions including traffic circles, <br />bulb-outs, etc., as well as cul-de-sac alternatives. This task includes the study of <br />both motorized and non-motorized infrastructure options. Options for Low <br />Impact Design. developments should also be explored. <br /> <br />4. Landscaping, buffering, and tree preservation <br /> <br />Task: Review current landscaping and buffering requirements for major <br />subdivisions. Hold public workshop to review standards and propose new <br />standards. Develop new major subdivision landscapiIlg, buffering, and tree <br />preservation standards for adoption. <br /> <br />'7 <br />
