Delete water coolerin Room 235: DEDUCT ($755). The wall behind this new
water cooler would need to be furred out. There are sufficient other water
coolers in this general area that this one is not needed. We recommend the
owner accept this change.
7. Provide new 2.5" water line and backflow from meter back to the building:
ADD $3,729. The plumbing engineer had recommended changing the service
to a2.5" tap, but this size is not available and the next available size is
significantly more expensive. Accordingly, the engineer determined that the
2" tap would generally be adequate as long as the water line were 2.5" as the
survey indicates. In reality, this line is only 2". We recommend the owner
accept this change.
8. Install 6" hydrant, backflow and tap: ADD $32,107. The fire department is
requiring this hydrant. We recommend the owner accept this change.
9. Delete asphalt pavement at rear parking lot: DEDUCT.($88,500). We
redesigned the rear parking lot to minimize the impact of unsuitable
conditions identified by Concord Engineering. In addition, refer to the next
two items. We recommend the owner accept this change.
10. Modify landscaping: DEDUCT ($2,700). As part ofItem 9, the scope ofthe
landscaping has been reduced. We recommend the owner accept this change.
11. Modify storm drainage and parking lot layout, add geo-textile fabric and 8"
stone: ADD $32,779. As part of Item 9, Concord recommended adding geo-
textile fabric and 8" of stone as the finished surface. The concrete curb and
gutter is still included, but is modified by the new design. The storm drainage
system is also modified. We recommend the owner acceptthischange.

Change Proposal Request 9
1. Replace ceiling in Room 246: ADD $1,181. Refer to Change Proposal
Request 8 Item 4. In lieu of fixing the existing ceiling, the general contractor
proposes to replace it with a new 2x2 lay-in ceiling. As this change is less
expensive than the repair and will result in a better appearance, we
recommend the owner accept this change.
2. Install flowable fill in HV AC tunnels: ADD $10,634. At the lower level of
the two-story building, there are existing underslab HV AC tunnels for an
abandoned steam system. As these tunnels are unvented, the potential exists
that moisture from them could cause mold and mildew problems. The general
contractor is proposing to fill these tunnels with flowable fill (very liquid
concrete) and to seal off the numerous access openings through the slab.
While perhaps not optinial, this solution is the best one anyone has proposed.
We tentatively recommend the owner accept this change.

FIS

For your information, we have attached what the Allowance Summary would
look like if all of the recommended items were incorporated. Please. advise how the
owner wants to proceed.

Enclosure

Change Proposal Requests 8 & 9

END OF MEMORANDUM
