<br />Planning and Zoning .Commission Minutes <br />April 21. 2005 <br /> <br />Paqe 6 <br /> <br /> <br />Mr. Ray Joyner, Owner of Metro Tech, addressed the board presenting pictures <br />of the property. <br /> <br />The Chair asked Mr. Lentz if he needed a motion. <br /> <br />Mr. Lentz said in this [case this is a text amendment. The board will be making a <br />recommendation to the Board of Commissioners for their consideration at the <br />next available meetin~. <br /> <br />Mr. Griffin asked if th(s is what is currently there, the race shop. <br /> <br />Mr. Lentz said yes. He said the problem is we wanted to do it through a non- <br />conforming process. . But a race shop is actually a conforming use so we could <br />not do a non-conforming adjustment to make it a contractor storage yard. <br />Therefore, we have tq do a text amendment. <br /> <br />Mr. Hill MOTIONED I to recommend Petition C05-01(ZT) to the Board of <br />Commissioners, secorlded by Mr. Griffin. <br /> <br />Mr. Moore said he wQuld like to make a comment before the board votes. He <br />said we have zoning areas designated for this kind of thing. Mr. Moore said our <br />agricultural open areas are getting less and less of that. <br /> <br />The vote was 8 to 1. Mr. Moore dissenting <br />Petition C05-01(ZT) A~proved <br /> <br />The Chair introduced !the third item on the Agenda, Zoning Text Amendment, <br />Discussion of Wireless!Telecommunications Regulations: <br /> <br />, <br />Applicant: Cfbarrus County Planning Staff <br />Request: Z,ning Text Amendment <br /> <br />Mr. Jonathan Marshall) Commerce Director addressed the board stating he would <br />estimate a year to tv-.{o years ago this board was frustrated with the board of <br />adjustment functions with wireless telecommunications. In particular, because <br />the expertise was one: sided and they were looking for expertise on the county <br />side to analyze what qan be very technical reviews. Staff sorted out and were <br />able to find a consult~nt that performs those services. One of their functions <br />was to introduce a te1<t change and those were incorporated in the ordinance. <br />Those text changes th.t set up that process had outside consulting review of <br />[ <br /> <br />3. <br /> <br />G-b <br />
