<br />AN ORDINANCE AMENDING THE CABARRUS <br />COUNTY ZONING ORDINANCE <br /> <br />BE IT ORDAINED that the Cabarrus County Zoning Ordinance is <br />hereby amended as follows. <br /> <br />1. Add the following section to Chapter Six .General Requirementsl <br />Exceptions and Modifications. <br /> <br />Section 6-15. Yard encroachments. <br />The following features may encro<lch into a required building setb<lck: <br />A. Chimneys, overh<mging roof, eave, gutter, cornice, or other architectural feature, not to <br />exceed two feet; <br />B. Bay windows, not to exceed three feet; <br />C. Heating and cooling units, not to exceed three feet, but in no case closer th<m five feet to <br /><my property lirie; <br />D. Uncovered, unenclosed decks <md terraces, but in no case closer than five feet to any <br />property line; <br />E. Unenclosed fire escapes, not to exceed six feet; <md <br />F. Covered, unenclosed porches in a required front yard, not to exceed eight feet. <br /> <br /> <br />8' max. setback <br />encroachment <br /> <br />50% of building <br />width <br /> <br />8' min. porch depth <br /> <br />The applicable Building Code may require fire-resistant construction for elements located less ' <br />than 10 feet apart.
