<br />10. Potential connections with existina ooen soace and trails. <br /> <br />3. Modify Chapter 3, Section 4: Preliminary plat requirements and <br />review process, as follows: <br /> <br />A. General - The subdivider shall submit seventeen (17) fifteen (lS) folded copies of the <br />preliminary plat for initial review by the Planning and Zoning Staff and other agencies. The <br />Planning Division must receive these copies along with all other required materials by end <br />of business on the submission deadline without exception. The Planning and Zoning <br />Commission's current regular monthly meeting date shall serve as the deadline. It is <br />presumed that following the initial submittal. staff and aaencv review will reauire <br />aooroximatelv 30 davs to determine comoliance with this ordinance. and followina anv <br />reauired revisions, aooroximatelv 30 additional davs for final review. Once revisions are <br />comoleted to comolv with this and other aoolicable ordinances. final materials must be <br />submitted 30 davs ahead of the next scheduled meetina to be considered bv the Planning <br />and Zonina Commission. Specifications for Plats <br /> <br />2. Prooosed Subdivision Data - the names and locations of all proposed streets, the . <br />location of all easements, lots, parks, reserve strips or other open spaces (jncludina <br />orimarv and secondarv ooen soace areas. where reauired), location of all heritaae <br />or soecimen trees imoacted bv subdivision imorovements (where reauired), other <br />property lines and building setback lines with dimensions of streets, lots and other <br />property lines. The approximate square footage of each lot and open space area <br />shall be provided. <br /> <br />13. Ooen Soace Management Plan - an ooen soace manaaement plan shall be <br />submitted for subdivisions where open soace is orovided. <br /> <br />4 . Modify Chapter <br />Developments. <br /> <br />3 : <br /> <br />Plats, <br /> <br />by <br /> <br />deleting <br /> <br />Section <br /> <br />6: <br /> <br />Phased <br /> <br />, <br /> <br />5. Modify Chapter 4, Section 3: Preservation of natural features and <br />historic sites, as follows: <br /> <br />Section 3. Preservation of natural features and historical sites <br /> <br />Due consideration should be given to preserving natural features, such as trees, f1oodolains. <br />wetlands. hvdric soils. prime farmland soils. forests. ponds, streams, rivers and lakes, as well as <br />sianificant historical. archeoloaical and cultural sites which are of value to the County as a whole. <br />The proposed subdivision shall take advantage of and be adjusted to the contour of the land so as <br />to produce lots and streets of reasonable gradient. <br /> <br />-2- <br />E-I (6) <br />
