(1) Possibility of allowing retail sales as a condltlonal use with <br />review by the Board of Adjustment and notification to neIghbors; (2) Proposed <br />location of retail sales near a ~a]or ~ntersection; and (3) Possib~llty of having <br />retail sales as a conditional use outside 500 feet of a major intersection and <br />permitted by standards within 500 feet of the ~ntersection Mr. Lentz also <br />explained the responsibility of the Board of Adjustment in considering <br />conditional use requests. <br /> <br /> UPON MOTION of Commissioner Carpenter, seconded by Commissioner Prlvette <br />and unanimously carried, the Board tabled Petition C2003-03(T) until the February <br />meeting with staff to present information that includes the deflnitlon of various <br />use classes (i.e., permitted uses, conditional or permitted based on standards) <br />and a listing of uses for the Agricultural and Open Space (AO) district. <br /> <br />(G-5) Zoning Text Amendment [Petition C2003-04(T)] - Public Hearing - 6~30 p.m. <br /> <br /> Mr. Rodger Lentz, Planning Manager, presented the proposed Zoning Text <br />amendment that would increase the allowable impervious and structural coverage <br />standards in the Medium Density ResIdential District for customized developments. <br />He stated the impervious and structural coverage standards are currently the same <br />in the Medium Density Residential district regardless if someone is constructing <br />under the standard or customized development rules. S~nce the customized <br />standards require the presez-vation of open space and construction occurs on small <br />building lots, Mr. Lentz recommended that the impervious and structural coverage <br />limitatIons be increased to account for the reduction in lot area. <br /> <br /> At 7.46 p.m., Chairman Freeman opened the public hearing on Petition C2003- <br />04(T).
