gross density between 1 unit per 2 acres and 2 units per acre sidewalks shall be <br />installed on one side of all streets serving more than 20 lots, and developments of <br />a gross density of greater than 2 units per acre shall install sidewalks on both sides <br />of all streets. Non-residential development shall be required to meet the sidewalk <br />standards of the LIDO. <br /> <br />Street trees shall not be required but the planting strips between curbing and <br />sidewalks shall. <br /> <br />Collector streets need to be designated as collector type streets and standard (2'- <br />0" minimum) curb and gutter will be used. Valley or standard curb and gutter can <br />be used on the remaining streets. <br /> <br />Cul-de-Sac pavement radius shall be maximized (37' minimum) within the r/w <br />with an easement to accommodate any pan of the street or utility infrastructure <br />not contained within, the right-of-way so as not to affect setbacks. Sidewalk shall <br />be extended all around the bulb of the cul-de-sac. <br /> <br />The City of Concord standard pavement cross sections need to be shown on the <br />plans. Refer to UDO Appendix C. <br /> <br />Right-of-way widths at a minimum of 50" will be permitted as shown in <br />Appendix C, Drawing #7 when the conditions for that cross section are met. A <br />minimum of 60' width is suggested. <br /> <br />The Director of Transportation for the City of Concord, in correspondence with <br />the NCDOT District Engineer, must approve the terrain classification on a case by <br />case basis. <br /> <br />Refer to NCDOT Subdivision Roads Minimum Construction Standards for <br />minimum speed, horizontal, vertical, etc. design standards. This includes but is <br />not limited to, minimum centerline radius, minimum k values, minimum distance <br />between reverse curves, etc. -- . <br /> <br />Dedicated sight triangle easements at intersections with public streets will need to <br />be shown on the fitaal plat. City standard 30' x 30' and NCDOT standard 10' x <br />70' sight triangles will be required. [County standard is 35' x 35' and NCDOT <br />10' x 70' so this should be unnecessary.] <br /> <br />The grades for 100' each way fi'om intersections exceeding 5.0% are not allowed <br />unless approved by the City of Concord Director of Transportation. <br /> <br />A Traffic Impact Analysis, if required based on the LIDO standards, shall be <br />submitted, approved and adhered to. This study must meet the UDO standards. <br />For development that fails below the LIDO threshold for the TI.A, the County TIA <br />must be. completed where required. <br /> <br /> <br />
