Comments from Dennis Testerman <br /> <br />The RV district is established to provide areas for detached <br />and attached single family homes, with a maximum of eight <br />(8) dwelling units per acre, in areas where large-lot <br />development is discouraged and adequate public facilities <br />and services are available. <br /> <br />A minimum of 30% open space is required for this <br />development. <br /> <br />Planning staff comments regarding schools: based on the <br />school seat and subdivision inventories adequate school <br />space is not available to serve the proposed subdivision. <br /> <br />NCDOT: The proposed entrance falls within the proposed <br />(five) 5-lane section of the NC 49 Widening Project, the <br />only improvement that currently the developer is <br />responsible for is a right turn lane on NC 49 into the <br />proposed subdivision. It may be possible for the work to be <br />included in the T2 Project and be completed by the Project <br />contractor at the expense of the developer. Turn lane <br />dimensions have not been finalized and will be determined <br />later upon coordination with the NCDOT Roadway Design <br />Unit and the Resident Engineer. <br /> <br />Environmental Protection: Neither-the owner nor the <br />developer has contacted this office in reference to the <br />project'noted above. The size of the project is greater than <br />one acre. An erosion and sedimentation control plan must <br />be submitted for review and approval prior to the <br />commencement of any land disturbing activities. <br /> <br /> <br />
