Staff Analysis: <br /> <br />Staff Recommendation: <br /> <br />Staff finds that the proposed subdivision meets all, the <br />development standards of the Harrisburg Unified <br />Development Ordinance. However, the subdivision does <br />not meet the APFO requirements for school facilities. <br /> <br />Staff recommends approval of the Landon subdivision. It is <br />recommended that the Planning and Zoning Board grant <br />approval of the subdivision with the following conditions: <br /> <br />1. That the developer enters into a consent agreement with <br /> the County to meet the Adequate Public Facilities <br /> Ordinance requirements for school facilities. <br />2. In accordance with the Customized Development <br /> Standards, open space areas shall remain undisturbed <br /> except for the installation of active recreation amenities, <br /> utility lines, and removal of under brush. Disturbance <br /> shall be approved by the Subdivision and/or Zoning <br /> Administrator. <br />3. Final driveway permit be obtained fi:om NCDOT. <br />4. Street names must be approved by the Cabarrus County <br /> Commerce Department for E-911 purposes. <br />5. The Landon subdivision approval is contingent upon <br /> following the standards that were set forth during the <br /> Conditional Use Rezoning. <br /> · The project must conform to the submitted site plan. <br /> · The project cannot exceed a density of 5.5 units per <br /> <br />acre. <br /> <br /> <br />
