NCDOT reserves the fight to <br /> modify comments pending review of the traffic document <br /> and further plan submittal. <br /> <br />Environmental Protection: Neither the owner nor the <br />developer has contacted this office in reference to this <br />project. The size of the project is greater than one acre. An <br />erosion and sedimentation control plan must be submitted <br />for review and approval prior to the commencement of any <br />land disturbing activities. <br /> <br />Staff finds that the proposed subdivision meets all the <br />development standards of the Cabarrus County Zoning <br />Ordinance. However, the subdivision does not meet the <br />Al)FO requirements for school facilities. <br /> <br />Staff recommends approval of the Cannon Crossing <br />subdivision. It is recommended that the Planning and <br />Zoning Board grant approval of the subdivision with the <br />following conditions: <br /> <br />1. That the developer enters into a consent agr_eement with <br /> the County to meet the Adequate Public Facilities <br /> Ordinance requirements for school facilities. <br />2. In accordance with the Customized Development <br /> Standards, open space areas shall remain undisturbed <br /> except for the installation of active recreation amenities, <br /> utility lines, and removal of under brush. Disturbance <br /> shall be approved by the Subdivision and/or Zoning <br /> Administrator. <br />3. The applicant will be required to secure an approved <br /> NCDOT Street and Driveway Access Permit for any <br /> connection onto Harris Rd. and Poplar Tent Rd. <br /> facilities, and shall be required to meet any special <br /> provisions attached thereto by the NCDOT. <br /> <br /> <br />
