Exhibits: <br /> <br />Code Consideranons: <br /> <br />Other Considerations: <br /> <br /> App~ o'.. cci __ <br /> Domed <br /> [abl~.d <br />requirements of the Harrisburg Unified Development Ordinance <br />which allows for a fifty foot right-of-way when at least three off- <br />street parking spaces are provided (whether by a garage or private <br />driveway). <br /> <br />North Carolina Department of Transportation: Rocky River Road is <br />being considered for realignment to improve the safety level of this <br />road, the date for this project is not unknown at this time. Tins <br />property must provide a left turn lane with 150' full storage, 180' <br />bay taper and 270' approach and departure tapers at the entrance <br />located directly across from the Abbington Subdivision entrance. <br />They must provide a right-mm lane with 100' full storage and a <br />250' departure taper. The pavement structure shall comply to <br />NCDOT standards. A driveway penmt will be required as well as a <br />performance bond for the road widening. If the subdivision streets <br />are intended for State maintenance a subdivision review will be <br />required. <br /> <br />Cabarrus County Soil Erosion Department: An erosion and <br />sedimentation control plan must be submitted to this office for <br />review and approval prior to the commencement of any land <br />disturbing activities, no plan has been submitted at this time. <br /> <br />1. No Building permits shall be issued until July 1, 2001 and <br />2. After July 1, 2001 the project shall be limited to a total of 200 <br /> building permits per year, and <br />3. No more than 800 housing permits shall be permitted for the <br /> development, and <br />4. Turn lanes shall be requi~ed at all entrances to the <br /> development. <br /> <br />Currently: <br />1. No building permits have been pulled for this project or the <br /> Abbington Subdivision at this time. <br />2. To date, the combined allowable building permits for these <br /> projects is 400 building permits, an additional 200 permits will <br /> be allowed following July I, 2004. <br />3. The total lots permitted for Abbington is 395 lots, if combined <br /> with the Kensington Forest 188, the total will be 583 lots. <br />4. This condition is slall applicable. <br /> <br /> <br />
