Park-and-ride lots may be incorporated with planned facilities. <br />. Bicycle lanes should be included along at least fifty percent (50%) of the linear frontage of all <br />planned collector streets. <br />. Bicycle parking facilities should be provided for all uses except single family detached and duplex <br />residences. <br />. A customized entrance may be provided at the entry street intersecting a thoroughfare or collector <br />which features a waterfall, sculpture, monument signage, special landscaping, specialty pavement, <br />enhanced fence wall details, boulevard median or other similar treatment. <br /> <br />Landscaping and Buffering elements <br />. Higher density or intensity developments abutting lower density or intensity areas may utilize <br />transitional stepping of intensities of uses or lot dimensions rather than strict buffering provided that <br />these features substantially mitigate any negative impacts consistent with the intent of this <br />ordinance. These elements will be defined on the initial preliminary site plan and will become <br />binding once approved. <br />. Landscaping within the PUD district and along its boundary shall be defined on the initial <br />preliminary site plan and will become binding once approved. Street trees, landscaped benDs, and <br />planted medians are strongly encouraged. Existing trees should be retained wherever possible, <br />especially around the perimeter and along creeks and streams. <br /> <br />Parking <br />. Landscaping, half walls, fencing, or other methods should be utilized to screen parking areas from <br />view. Islands and planting areas should be incorporated to increase safety, create shade and <br />improve aesthetics. <br /> <br />Other design considemtlons <br />. Homeowner or.property owners associations should be required to maintain all roadway/right-of- <br />way landscaping, pedestrian-bicycle, and equestrian paths (arterial, collector and local as proposed) <br />to the standards of this Ordinance. <br />. Areas designated for industria11and uses should be designed to create a campus-style environment. <br /> <br />Submittal Requirements. <br /> <br />The following documents and associated fees will be reqWred at the time of initial submittal: <br /> <br />1. <br /> <br />Completed Cabarms County Rezoning Application with associated fees. (A PUD rezoning will adhere to the <br />fee schedule for a non-residential/mixed use rezoning.) This application will contain a list ofpennitted uses to <br />be considered in the PUD rezoning. <br />Completed Cabarms County Preliminary Subdivision Application with associated fees. <br />Preliminary Site Plan.
