<br />PLANNING STAFF REPORT <br />TO CABARRUS COUNTY PLANNING AND ZONING BOARD <br />Tuesday, March 2, 2004 <br /> <br />Staff Use Only:Approved: <br />Denied: <br /> <br />Tabled: <br /> <br />Location, square footage or minimum lot size, number of units (for residential), and building height in feet or <br />nwnber of stories for each land use category will be sufficient, actual lot designation at time of site plan approval <br />will not be required. <br /> <br />Professional Design Team Required. <br /> <br />An applicant for a PUD approval shall certify, in writing at the time of application, that a member of each of the <br />following professions will be used in the planning and design process for the proposed development: <br />a) Project planning and design by a licensed North Carolina architect, licensed North Carolina landscape <br />architect, planner certified by the American Institute of Certified Planners (AICP), or a registered land <br />surveyor; <br />b) Landscaping design by a certified nurseryman or licensed North Carolina landscape architect; and, <br />c) Site engineering by a North Carolina Registered Engineer. <br /> <br />Modifitation of Approved PreUminary Site Plan. <br /> <br />Following approval of the PUD district and the preliminary site plan, no modification of the land use <br />category designations, design standards, uses, densities or any other condition of the site plan shall be <br />permitted unless an amended petition is filed. However, the Administrator may approve modifications in <br />writing provided that they meet the requirements of Chapter 13, Part V, section 13-17. <br /> <br />Considerations: <br /> <br />Enacting the proposed amendment will allow Cabarrus County an option to provide greater flexibility for a <br />cohesively designed mixed-use development. The need for this district has been highlighted during recent <br />discussions regarding future land use in the area and is identified in the recently approved land use plan. <br />The district allows greater flexibility to the applicant while affording additional control to the Cabarrus <br />County boards through standards and review procedures. <br /> <br />Recommendations: <br /> <br />Planning Staff recommends APPROVAL of petition C04-06 (ZT). <br /> <br />On Thursday August 19th, 2004 the Cabarrus County Planning and Zoning Board recommended <br />APPROVAL of petition C04-06 (ZT) <br /> <br />G--:lJ <br /> <br />Page 5 of 5 <br />Petition CO4-06 (ZT) <br />
