Existing trees should be retained wherever possible, especially around the perimeter <br />and along creeks and streams. <br /> <br />. <br /> <br />Ptlrldng <br />Landscaping, half walls, fencing, or other methods should be utilized to screen parking areas ftom view. <br />Islands and planting areas should be incorporated to increase safety, create shade and improve. aesthetics. <br /> <br />. <br /> <br />Other design conslderttlons <br />Homeowner or ~ owners associations should be required to maintain all roadway/right-of-way <br />landscaping, pedestrian-bicycle, and equestrian paths (arterial, collector and local as proposed) to the <br />standards of this OrdinJDce. <br />Areas designated for itìdustrialland uses should be designed to create a campus-style environment. <br /> <br />. <br /> <br />Submittal Requirements. <br /> <br />The following documents and associated fees will be required at the time of initial submittal: <br /> <br />Completed Cabarrus County Rezoning Application with associated fees. (A PUD rezoning will <br />adhere to 'the fee schedule for a non-residentiaVmixed use rezoning.) This application will <br />contain a list of pennitted uses to be considered in the PUD rezoning. <br />Completed Cabarrus County Preliminary Subdivision Application with associated fees. <br />Preliminary Site Plan. In addition to the requjrements of Section 13-11, a preliminary site plan <br />submittal tnust include the following: <br />a) Boundary lines and ~ions of the subject site. <br />b) Existing and proposed easements - general purpose and width. <br />c) Utility extensions ofwàter lines, sanitary sewers, and storm sewers. <br />d) Land use designations for the subject site. <br />e) Retention and detention areas. <br />t) Residential lots (averaae lot size and minimum lot size shall be specified). <br />g) Locations, size, and type of intended landscaping features. <br />h) Locations, size, and type of intended buffers. <br />i) Proposed subdivision and street names for review. <br /> <br />Location, square footage or minimum lot size, number of units (for residential), and building height <br />in feet or n~ of stories for each land use category will be sufficient, actual lot designation at <br />time of site plat1 approval will not be required. <br /> <br />Professional Design Team Required. <br /> <br />An applicant for a PUD approval shall certify, in writing at the time of application, that a member <br />of each of the following professions will be used in the planning and design process for the <br />proposed development: <br />a) Project planning and design by a licensed North Carolina architect, licensed North Carolina landscape <br />architect, planner certified by the American Institute of Certified Planners (AICP), or a registered land <br />surveyor; <br />b) Landscaping design by a certified nurseryman or licensed North Carolina landscape architect; and, <br />c) Site engineering by a North Carolina Registered Engineer. <br /> <br />Modification of Approved Preliminary Site Plan. <br /> <br />Following approval of the PUD district and the preliminary site plan, no modification of the <br />land use category designations, design standards, uses, densities or any other condition of <br />the site plan shall be permitted unless an amended petition is filed. However, the <br />Administrator may approve modifications in writing provided that they ~et the <br />requirements of Cbapter 13, Part V, section 13-17. <br /> <br />G--~ <br />
