<br />BEGINNING at a new iron pin in the line of Carpenter Investments (said corner being S. 85- <br />38-41 W. 33.10 feet,along said line from an existing pk nail, a corner of Lot 11 of Kahn <br />Properties South, LLC, as shown on deed recorded in Book 2379, page 202), and runs thence <br />. three new lines as follows: I" S. 5-34-37 E. 14.06 feet to a new iron pin; 2nd S. 83-12-35 W. <br />29.03 feet to a new iron pin; and 3rd N. 6-07-17 W. 15.28 feet to a new iron pin in the line of <br />Carpenter Investments; thence with that line N. 85-36-22 E. 29.18 feet to the BEGINNING, as <br />surveyed by Robert S. Spidel, Professional Land Surveyor of Mel G. Thompson & Associates, <br />August 4, 2004. <br /> <br />TO HAVE AND TO HOLD the aforesaid tract or parcel of land and au' <br />privileges and appurtenances thereunto belonging to the Grantee in fee simple. <br /> <br />The Grantor does hereby covenant that Grantor is seized of the premises in fee <br />simple, has the rightto convey the same in fee simple, that title is marketable and free and <br />clear of all encumbrances, and that Grantor will warrant and defend the title against the lawful <br />claims of all persons whomsoever except for the exceptions hereinafter stated.
