<br />Cabarrus County Government Week <br /> <br />Page 1 of3 <br /> <br /> <br />REQUEST FOR PROPOSAL FOR A CONSTRUCTION <br />MANAGER FOR A NEW COUNTY JAIL <br /> <br />Project Summary <br /> <br />Cabarrus County is currently designing a new county jail that will house 576 inmates and will be approximately <br />265,000 square feet in area. The project is projected to cost approximately $56 million. Ware Bonsall are the <br />architects designing the new structure. Cabarrus County is seeking proposals for construction management ofthe <br />project. General requirements are listed below. Box 707 <br />Concord, NC 28026 <br />Attn: Kelly Sifford, AICP <br />Community Development Manager <br /> <br />Cabarrus County Governmental CenteF <br />Department ofCömmerce <br />65 Church St. SE Suite 280 <br />Concord, NC 28025 <br />Attn: Kelly Sifford, AICP <br />Community Development Manager <br /> <br />General Requirements for the Project <br /> <br />The Construction Manager (CM) shall provide a variety of project management services including, but not limited <br />to: Pre-planning, programming, design management, design review, value engineering resource, procurement <br />support, construction management, commissioning, and post construction support in cooperation with Cabarrus <br />County personnel, the Cabarrus County Sheriff s Department, architects-engineers, and construction contractors. <br />The CM does not perform design or actual construction work. All contracts for design and construction will be <br />directly with Cabarrus County. All work will be performed based on firm, fixed price under the basic contract for <br />services. The fixed price shall include the costs for all management, supervision, labor, materials, supplies, and <br />equipment (except as otherwise provided.) Further, the CM shall plan, schedule, coordinate, and assure effective <br />performance of all services described herein. <br /> <br />Cabarrus County will be using the" Construction Management Standards of Practice" issued by the Construction <br />Management Association of America (CMAA) in developing the scope of work. Cabarrus County will use <br />industry standards as established by CMAA to define the full range of construction management services without <br />limiting the methods and procedures by which those services will be provided for a particular project or program. <br />The CMAA standards should guide the level service to be provided by the CM. The individual task orders will <br />specify the services to be provided. <br /> <br />Proposal <br /> <br />The proposal should include a list of services to be provided, cost associated with each line item and a total not to <br />exceed price for the project. The CM is to propose hourly rates for each discipline/labor category as well.
