<br />Recommendation-Work with planning staff to develop an overlay district to require new <br />development to adhere to design guidelines. Apply this district to NC 24/27 and any other areas <br />where deemed necessary and appropriate. Consider revising the current sign standards to <br />prohibits signs that are too large or distracting whíle promoting signs that are appropriately sized <br />and aesthetically pleasing. <br /> <br />FUTURE LAND USE <br /> <br />The 2003 Future land Use Map (see Map 9, Future land Use) was created in <br />accordance with the goals and recommendations featured in the previous section. In general, the <br />2003 plan differs from the 1997 plan by slightly increasing the amount of commercial and <br />industrial zoning, decreasing the low density residential zoning and increasing the amount of <br />mixed use development. The 2003 plan also significantly increases the amount of land area <br />protected by agricultural/open space zoning (see Table 4, Plan Area land Use Comparison).
