Subject property is located in the City of Concord and is zoned RC, Residential <br />Compact District. Sixty-four (64) lots will be developed out of the 20.75-acre site, which yields a density 00.08. <br />The allowable density for the :R:C.district is a maxñnum of 1-§..units per acre. <br />Rv '8 <br />The subdivision has been designed to meet connectivity and open space standards. On site, 10% or 2.75 acres of <br />the development has been designated as passive open space. The passive open space is demonstrated through the <br />use of walking trails. . <br /> <br />The overall development is incompliance with development requirements set forth in the Unified Development <br />Ordinance (UDO) and is recommended for approval suBject to the following conditions and or comments: <br /> <br />1. <br /> <br />This development will be served by City of Concord utility services. It appears additional public utility <br />easements will be required on the plat. 20-ft public utility easements for proposed sanitary sewer <br />extensions shall be established at the following locations: Across the ITont of lot 64, the adjoining Lot, <br />PIN 5518251103, the Ralph T. Sharp, Jr. property, Lot 32 and Pin 5508949200.
