This district Is intended to provide a <br />location for both light and heavy industrial uses in a <br />zoning district in which the potential for nuisance <br />complaints from nearby properties ~s minimized. <br />Certain land uses such as extraction, airports, and <br />racetracks will be permmed only upon issuance of a <br />conditional use penmt. General industrial zones are <br />compatible neighbors with both light ~ndustnal and <br />general commercml zones Care should be taken to <br />site tlus zone on major roadways or near other <br />forms o f transportation <br /> <br />Considerations. <br /> <br />Compliance with Adopted Plans <br />This parcel is located within the boundaries of the <br />Harrisburg Area Land Use Plan adopted in <br />September 1991 The adopted plan recommends the <br />following for development along Hwy 49. <br /> <br />H~ghway 49 is the developing industrial comdor <br />in this area. Water and Sewer availability are <br />adequate to serve this area. Industrial <br />development is expected to continue along <br />Highway 49 The Hamsburg Study Area has a <br />variety of commercial/industrial uses in place <br />and even more undeveloped tracts available for <br />future development The highest concentratmn <br />ofcommemial and industrial entities are <br />positioned along the Highway 49 comdor. <br />These commercial and ~ndustnal uses range <br />from small retad outlets to large manufactunng <br />facilities.
