The petition is consistent with the <br />Harrisburg Area Land Use Plan of 1991, that thts <br />corridor be zoned for industnal uses. Th~s area has <br />always been zoned for ~ndustnal uses and future <br />plans also call for industrial uses. The Autumn <br />Pddge Subdtv~sion to the south of the property ~s <br />separated by a 200-15 right-of-way. Therefore staff <br />feels that it will not have an adverse effect on that <br />property and that development should continue to <br />follow the Land Use Plan for that area and allow for <br />industrial uses. <br /> <br />The vote was 4 to 3 that the petition be accepted. It <br />was automatmally forwarded on to the Board of <br />Commissioners because the petition d~d not pass by <br />a super majority <br /> <br />Planning staff recommends that petition C02-03 <br />(R) be approved with the following findings of <br />fact: <br /> <br />1. The application is consistent with the <br /> applicable area plan. <br />2. The property is located adjacent to a major rail <br /> line and NC Hwy 49. <br />3. The property is located adjacent to existing G1 <br /> zoned properties. <br />4. The 200fl. railroad right-of-way provides <br /> separation between industrial and residential <br /> ~oning districts. <br />5. This Includes the application as submitted <br /> along with the list of excluded uses. <br /> <br /> <br />
