From: <br /> <br />Date: <br /> <br />Re: <br /> <br />Roger Lentz- Cabarrus Counb/ <br /> <br />City of Concord Engineering Staff <br /> <br />July 3, 2003 <br /> <br />Watermark Preliminary <br /> <br />The Engineering Department staff has reviewed the above named Preliminary Plat in accordance with <br />applicable parts of Section 66-40 of the Cabarrus County Subdivision Regulations and has the <br />following comments: <br /> <br />The Engineering Department Staff has done a basin analysis for the drainage basin, which shows <br />the downstream sewer is not adequate to serve the subject development. Please look at routing <br />the sanitary sewer directly to Clarke Creek Interceptor. Otherwise, based upon current design, <br />there will need to be an up size on a portion of the downstream sewer. <br />All easement shall be a minimum of 20-ft unless depth of line dictates a 30-ft easement. (i.e. 15-ff <br />sanitary sewer easements need to be 20-ff unless they are at a depth of 9-ft or deeper) <br />The development is requesting utility services from City of Concord and will be required to develop <br />to City standards per Policy for Subdivisions Outside the Concord City Limits that will use City <br />Utilities to meet City Development Standards. The streets are not designed to City standards. The <br />terrain classification is "level" unless otherwise approved by Transportation Dept. The subject <br />project design is based on "Rolling" terrain classification. The separation between intersections <br />does not meet the minimums. Please provide sufficient data for vertical and horizontal curves to <br />be reviewed. The Transportation Department will need to conduct a review of the preliminary plat <br />before it can be approved. <br /> <br />City of Co, gcord recommends that the plat be pulled from the July' 17th P & Z Meet!ng until all <br />the above' issues are resolved. <br /> <br />At this time, a recommendation is made that this PrEliminary Plat as submitted be DISAPPROVED until <br />the above listed deficiencies are addressed. <br /> <br />Page1 /"~"'.~5 <br /> <br /> <br />
