Tatum and Georgeville soil types .are prime <br />farming soils that will be taken out of production. Some of the <br />soils in this area have severe limitations for building <br />development and roads due to low strength and slope. There <br />are also building and septic limitations due to the depth to <br />rock, slope, and slow percolation. <br /> <br />Fire Inspection-Greg Walters: Concerns regarding the <br />length of the cul de sac. <br /> <br />Erosion Control- Thomas Smith: Owner has not contacted <br />the Development Services office. An erosion and <br />sedimentation control plan must be submitted to this office for <br />review and approval prior to any land disturbing activities. <br /> <br />Cabarrus County Schools- Leonard Campbell:. No <br />comments. <br /> <br />NCDOT- Joe Wilson: Site distance is marginal in each <br />direction from the proposed road, however, it is acceptable. <br />Site triangles will be required at the intersecti°n of Mount <br />Olive Estates Drive. Lot #2 will be required to take access of <br />Mount Olive Estates Drive. A commercial driveway permit <br />will be required to make the connection to Mount Olive Road. <br />Any future development on Mount Olive Estates Drive will <br />require additional review and driveway permits as well as <br />potential roadway improvements to Mount Olive Road. <br /> <br />Cabarrus County Development Services- Mike Downs: No <br />comment. <br /> <br />The staff finds that the proposed subdivision will meet all the <br />subdivision regulations with the appropriate revisions to the <br />plat. These revisions include revising the rear setbacks and <br />having Lot #2 take access offofMount Olive Estates Drive. <br /> <br />The proposed subdivision does not meet the Adequate Public <br />Facilities Standards for .school capacity. <br /> <br /> <br />
