The Architect shall notify the Owner of any potential <br />time impacts to the design process or construction period, that may arise during the design phases, advise .+he ©::mcr ef any <br /> <br />2.4 CONSTRUCTION DOCUMENTS PHASE <br />2.4.1 Based on the approved Design Development Documents and any further adjustments in the scope or quality of the <br />Project or in the construction budget authorized by the Owner, the Architect shall prepare, for approval by the Owner, <br />Construction Documents consisting of Drawings and Specifications setting forth in detail the requirements for the construction of <br />the Project. <br /> <br />2.4.2 The Architect shall assist the Owner in the preparation of the necessary bidding information, bidding forms, the <br />Conditions of the Contract, and the form of Agreement between the Owner and Contractor. Drawings and specifications and <br />other construction contract documents submitted by the Architect to the Owner for approval or to any contractors for bidding Or <br />negotiation shall be complete and unambiguous and. subject to the professional standard of care, in complim~ce with all <br />applicable codes, ordinances, statutes, regulations and laws. As the Americans with Disabilities Act is civil rights legislation and <br />is not reviewed by the local Building Code Authorities with Cabarms County_. Division of School Planning, or the North Carolina <br />Department of Insurance, the Architect, under this Agreement, shall endeavor to comply with the provisions of the ADA as <br />known or as is consistent with the professional standard of care, <br /> <br />2.4.3 The Architect shall further refine the preliminary estimate of ConStruction Cost, based on material o2mntities, labor <br />required to perform the work, unit COSt, equipment cost. installation cost and construction cost changes indicated by changes in <br />requirements or general market conditions.
