The current circumstances do <br />not allow for the recommendation of this zoning change. <br /> <br />Adjacent Uses <br />The property to the north is vacant, to the east and west there are <br />agricultural uses, and to the south there is an industrial park. <br /> <br />Thoroughfare Plan/Access <br />Derita Road is considered a thoroughfare so therefore requirements <br />of the TOZ will apply to this area. Access points and land division <br />may be affected and site plans will be required for the Zoning <br />Administrator to approve. There may also be height restrictions on <br />buildings because this area lies in the Airport Overlay Zone. <br /> <br />The petitioner has requested a rezoning from GI-(SU) to MDR- <br />(SU) This petition is not consistent with existing or planned <br />industrial uses in the adjacent area nor the planned expansion of <br />the Concord Regional Airport. If approved the applicant would <br />be required to comply with all other applicable standards as <br />contained in the Cabarms County Zoning Ordinance. <br /> <br />Planning staff recommends that petition C02-03(SU) be denied. <br /> <br />On July 18, 2002 the board voted 6-3 to approve the petitioner's <br />request.
