agreement. The Children's Home shall deliver possession of the Property to the County upon execution of the Lease. Upon the expiration or other termination of this Lease, the County shall surrender the Property to Children's Home in good condition, ordinary wear and tear excepted; provided however, Lessee will have the option of negotiating an extension of a minimum of Up to twenty (20)'years to the term of the Lease. Upon termination of the Lease, 'the County shill be entitled to remove only its personal property and fixtures, provided such is accomplished in a manner not to adversely affect the condition of the Property, or if removal requires damage to .the Property, the County shall promptly repair the damage covered by the removal. Personal property and fixtures belonging to the County shall includ~ but not be limited to, fencing 'and ~ghting. Upon exp~ratton or oth-er-termi-nat~on--of-the-Ls-~-ase-,--the-Ch~l-dr-en Home may elect'to keep any permanent building structures on the Property, such as restroom or concession stand building Structures, but 'must accept these structures in "as is" .condition. 1.2 Park Development. It is the intention and agreement of the parties that the .Property .shall become part '~f the County park system during the term of the Lease. Upon execution of the Lease, the County shall develop a public .park (the "Park") on the Property, the nature and quality of which are more definitively described below. 1.3 Additional Park PropertX. The County may make good faith efforts to seek out and acquire additional property adjoining the Park, by purchase, iease or otherwise, which property, upon acquisiti°n, shall become part of the Park. Article II. Conditions of Lease Agreement 2.0 Grading. The County shall provide rough grading services in the general development of recreational facillties at the ChildreWs Home in the Cottage Ai-ei, a p]loject map of which property is attached hereto as £xhiJ~ir '0" 2.1 Desig~n_. The'County sh.al. 1 proyide professional assistance in the design of the recreational facilities at the Children's Home. 2.2 Employment Opportunities. The County shall provide opportunities for residents of the Children's Home (ages 16 and older) to apply for any available part time or full' time positions of employment at the Park for which the residents may be appropriate and such appiicants will be ~ven serious consideration for employment. 2.3 Use of Facilities. It is understood that Children's Home residents shall be permitted reasonabl'e use of the Park during general Park operational-times, without charze.
