Article III. Park Development 3.0 Park' Developn~en_t. The County will be authorized to make certain improvements to the Property as necessary 'for development and construction of a public park. These improvements may irrclude alterat{ons in grading ".and other topo~aphical modifications, turfing, irrigation, etc. 'The County 'shall develop the Property for use as a public park which shall includ® active, and passive' facilities commonly found in the County public Park system, and may include some or all of the following facilities and activity areas: baseball/basketball areas', softball/soccer fields with {enc{ng and ]~ghtlng, rest. room facilities, amphi~heafer, concession facffiLi~g, pi~h~8 shelters, volleyball courts, ho~:seshoe pits, playground, walking/jogging trail systems and parking facilities and other improvements incidental to the use of a public r¢cr.~a.tional fac.ility. Efforts to establish a Park design concept plan and development sehednle will be commenced within three. (3)'months following execution of this agreement. Allowing for community input and interaction among governmental agencies inclusive of permitting requirements, it is expected that the c. oncept plan and development schedule can be completed within twelve (I2) months following the execution of this agreement and the L~mse. As a part of the Park development~ the County shall construct vehicular access from Orphanage Road into the .Park.
