Cecil soils have moderate <br />limitations for septic systems due to slow percolation and <br />slope, while Poindexter has moderate limitations due to depth <br />to rock and slope. The site is inside the critical area around the <br />wS-II reservoir of Coddle Creek; and use restrictions apply. <br />Unless developer has prior authorization from appropriate <br />federal and state authorities to impact waters or wetlands, the <br />proposed project will be in violation of federal and/or state <br />law. <br /> <br />Fire Inspection- Greg Walters: Emie Irvan Property passes <br />fire code requirements. <br /> <br />Erosion Control- Thomas Smith: Neither the developer nor <br />the owner has contacted the office in reference to the project. <br />The size of the project is greater then one acre, therefore an <br />erosion and sedimentation control plan must be submitted for <br />review and approval prior to the commencement of any land <br />disturbing activities. <br /> <br />City of Concord Engineering- Adam Dagenhart: The City <br />of Concord has provided a "will serve" letter with the <br />condition that the developer will wait until restrictions are <br />lifted for service. However, if the developer is prepared to <br />proceed prior to the lifting of restrictions, they will use private <br />wells. <br /> <br />Cabarrus County Schools- Leonard Campbell: No <br />comments. <br /> <br />NCDOT- Leah Wagner: The NCDOT will require that a <br />driveway permit be required. All lots shall be served internally <br />with no access points along SR 1442, Odell School Rd. <br /> <br />Cabarrus County Zoning Services- Rodger Lentz. No <br />comments. <br /> <br />Water and Sewer Authority of Cabarrus County- Van <br />Rowell: The project is located in the WS II classification. <br />Ensure that all applicable development standards and/or <br /> <br /> <br />
