Development Standards for <br />include: <br /> <br />the traditional MDR district <br /> <br />Adequate Public Facilities <br />Considerations: <br /> <br />· 30' front setback <br />· A minimum side yard of 5' with at least 20' between each <br /> home. <br />· 30' rear yard setback <br />· Minimum average lot width ofT0' <br />· Maximum building height of 40'- primary, 20'- accessory <br />· Maximum impervious surface- 40% <br />· Maximum structural coverage 30% <br /> <br />EMS- David Hampton: No comments. <br /> <br />Sheriff- Ray Giileland: No comments. <br /> <br />Soil Conservation- Dennis Testerman: Dry pond on this site <br />at the rear of lots 69-72 appears to fall under NC dam safety <br />regulations; state staff should be notified before pond closure. <br />There are a minimum of three wells on the site. NC form GW- <br />30 must be filed with the Groundwater Section of the N.C. <br />Department of Environment and Natural Resources when <br />abandoning a well. Demolition debris from former resources is <br />scattered on the site, along with abandoned equipment. These <br />materials must be disposed of in an approved construction and <br />demolition debris landfill. <br /> <br />Fire Inspection- Greg Walters: Craft Homes Subdivision <br />passes fire code requirements. <br /> <br />Erosion Control- Thomas Smith: Neither the developer nor <br />the owner has contacted the office in reference to the project <br />noted above. The size of the project is greater then one acre, <br />therefore an erosion and sedimentation control plan must be <br />submitted for review and approval prior to the commencement <br />of any land disturbing activities. <br /> <br />City of Concord Engineering- Adam Dagenhart: The <br />developer must submit a petition for voluntary annexation. <br />This is necessary for water service. The developer is currently <br />approved for 226 lots under Petition C00-03(S). This approval <br />was granted prior to water restrictions. The remainder of lots <br />will be served when restrictions are lifted. <br /> <br />Cabarrus County Schools- Leonard Campbell: No <br />conunents. <br /> <br />NCDOT- Leah Wagner: See attached letter dated <br />November 8, 2002. <br /> <br />Cabarrus County Development Services- Mike Downs: No <br />comments. <br /> <br /> <br />
