COHPAR~SON AND ANALYS~S W~TH EX~STTNG ORDINANCE <br /> <br />ARTTCLE 6 <br /> <br />Purpose: Regulates the subdivision of land. <br /> <br />Major Points Discussed: <br />· The whole section replaces the existing Subdivision Regulations. <br />· ]:t applies to all divisions of land as defined by General Statute 153A. <br />· The article creates a review process along with approval authority. <br />· :It outlines improvement requirements and standards although the exact <br /> standards are included in the appendices. <br />· The article sets open space requirements that formerly were included in <br /> Chapter 5 of the Zoning Ordinance. <br /> <br />Major Similarities/Differences: <br />6.1 General Standards <br />Purpose statements are taken directly from General Statutes as are the <br />definitions of a subdivision. The types of subdivisions are also the same <br />although the definition of a minor subdivision has been changed so that the UDO <br />allows more divisions to go through s simplified process. <br /> <br />6.2 Criteria for Subdivision Appreval <br />This section codifies general statements already included in existing ordinances. <br /> <br />6.3 Minor Subdivisions <br />The definition of a minor division was impreved so that any division of property <br />that will not require additions to public infrastructure (e.g. water, sewer, reads) <br />is considered a minor' division. Minor subdivisions go through a shorter and <br />simpler review process. <br /> <br />6.4 Major Subdivisions <br />Major subdivisions will go threugh the same review process required by existing <br />ordinances. There is more detail in this article and in the appendices than there <br />is in the existing subdivision regulations. There is also a requirement for <br />maintenance guarantees that is not part of the current regulations. This <br />provision requires a financial instrument to guarantee that subdivision <br />improvements will be properly maintained until a public body takes over the <br />maintenance. <br /> <br />6.5 Open Space Standards <br />This section replaces part of the existing subdivision regulations as well as <br />provisions of Chapter 5 of the existing zoning regulations, This section requires <br />more open space in most cases than existing ordinances, but also introduces the <br /> <br /> <br />
