Residential Development <br /> <br /> Low and medium density residential <br />developments are scattered within the <br />Harrisburg planning area and consist almost <br />entirely of single-family detached dwellings. <br />The majority of these dwellings are found in <br />residential subdivisions, the majority of <br />which are located north of Rocky River <br />Road. Density patterns of single-family <br />housing is fairly uniform throughout the <br />planning area. <br /> <br /> Since the Town incorporated, there have been several significant annexations involving <br />residential subdivisions. The areas annexed include the Orchard Park, Camelot, Clare Haven, Wills <br />Run, River Hills, and Huntwick subdivisions to the south of Town and the Timber Forest subdivision <br />to the north. The Town also annexed two long strips of land to the north, near Lowe's Motor <br />Speedway, on both sides of Morehead Road. This land is primarily-vacant with a few older homes <br />on large lots. Since its annexation, the area has begun to develop industrially. <br /> <br /> There are only a few duplexes located in the Town of Harrisburg. The lack of duplexes can <br />best be explained by the development of single family residential subdivisions in the Town and <br />zoning restrictions that severely limit the location of duplexes. Aside fzom zoning, a number of the <br />subdivisions contain deed restrictions that prohibit the construction of or conversion of single-family <br />dwellings into two-family and multi-family units. <br /> <br /> There are some mobile homes located within the corporate limits of Harrisburg. All are <br />located on individual lots as there are no mobile home parks within the Town limits. The only <br />significant concentration of mobile homes in the Town is found north of Highway 49 near the town <br />limits. Six mobile homes are located in this area. A smaller concentration is found off Palricia <br />Avenue in the vicinity of Plaza Drive and Morris Drive. All mobile homes on individual lots are <br />non-conforming with regard to the Town's Zordng Ordinance. Additional mobile homes are found in <br />the southern, more rural, portion of the planning area. <br /> <br />Recent Residential Development <br /> <br /> Most residential zoning within the corporate limits of Harrisburg is either R-15 or R-20. <br />These categories permit lot sizes down to 15,000 and 20,000 square feet respectively. There is also a <br />Planned Development category and the O-A district pernfits townhouses as a special use. Outside of <br />town the County's residential zoning consists ofCR, LDR, and MDR. The CR category or Country- <br />Side Residential district is the county's open space preservation district that requires the clustering of <br />homes and a minimum of 30 percent of a total tract to be preserved as petrcament open space. The <br />LDR and MDR districts pemiit lot sizes of 1 acre and 10,000 square feet respectively. Development <br />on lots of these sizes is generally considered low to medium density and much of the newest <br />development in the Harrisburg area is medium density. <br /> <br /> <br />
