Planning and Zoning Commission Minutes <br />Harch :[5, 2001 <br /> <br />DRAFT <br /> <br />Page 6 <br /> <br />This was a request to the Cabarrus County Plan'ning and Zoning <br />Commission from Mr. Ronnie L. Hinson, PIN 5538-99-7762, to have <br />his property rezoned from Medium Density Residential (HDR) to <br />Office/Limited Commercial- Special Use (O/LC(SU). The petitioner <br />would like to change existing zoning for the purpose of relocating a <br />small contracting company. <br /> <br />The Chair swore in Mr. Ronnie Hinson, Mr. Cecil Marlin, Mr. Brian <br />.3oyner and Mr. Rodger Lentz. <br /> <br />Hr.. Rodger Lentz, Senior Planner, addressed the Board presenting <br />Petition C01-0~.(R) and staff report stating t_he petitioner has <br />requested a rezoning from Medium Density Residential (MDR) to <br />Office/Limited Commercial - Special Use (O/LC (SU). If approved <br />the site would house the office and vehicle sro,rage garage of a <br />small contracting business. This use would provide an effective <br />transition between adjacent medium density housing and the <br />commercial uses that surround the site. Staff recommends that <br />Petition C01-01(R) be approved. <br /> <br />Mr. Dwiggins said the adjacent parcels that staff indicates contain <br />some light commercial uses .including several home base <br />businesses. He asked if those are in compliance with MDR or are <br />they grandfathered from a prior zoning. <br /> <br />· ~" Mr. Lentz said they are grandfathered. <br /> <br />The Chair opened the Public Hearing on Petition CO:I.-01(R).. <br /> <br />Hr. Ronnie Hinson, Petitioner, addrAssed the Board stating they are <br />located now in a residential area. He said they have been there for <br />22 years and they have not had any problems there. Mr. Hinson <br />said they do not have a lot of trucks coming in. He Said they have <br />vans and pick-up trucks. He said a very few tractor-trailers would <br />be involved in l;heir deliveries. <br /> <br />Mr. Cecil Marlin, Resident, addressed the Board stating there is a <br />lot of congestion already on Flowe Store Road. He said he is just <br />opposed to anymore congesUon. Mr. Marlin said Mr. Hinson stated <br />that there would be some tractor -trailers in and out. <br /> <br /> <br />
