The preliminary plat has <br />been revised from a total of 24 lots to. only 12 lots. They are also in the process <br />of revising the engineering plans and permit submittals. <br /> <br />There being no further comments Mr. Ritchie MOT]:ONED to extend the <br />preliminary plat of Eldenbrooke for two years, seconded by Mr. Lancaster. The <br />vote was unanimous. <br />Subdivision Approval Extension - Approved <br /> <br />The Chair introduced the third item on the Agenda, Preliminary Subdivision Plat <br />Approval, Petition C01-04(S): <br /> <br />Applicant: Centex Homes <br />Request: Preliminary Subdivision Plat Approval <br /> <br />This was a request to the Cabarrus County Planning and Zoning Commission <br />from Centex Homes to have their subdivision plat Cabarrus Crossing approved <br />preliminary. <br /> <br />Mr. Rodger Lentz, Senior Planner, addressed the Board presenting Petition C0:~- <br />04(5) and staff report stating in the report he had that there were 281 lots on <br />2.72 units per acre. For a point of clarification there are 290 lots on 103 acres. <br />Staff finds that the proposed subdivision meets all the development standards of <br />the County's Subdivision Ordinance. Based on the school seat and subdivision <br />inventories the proposed subdivision does not meet the Adequate Public Facility <br />Standards for school facilities. :It is recommended that the Planning and Zoning <br />Commission consider the following two questions in separate motions: (1) Does <br />the proposed subdivision meet the technical design standards of the Cabarrus <br />County Subdivision Ordinance (i.e. street layout, lot size, open space, etc.)? <br />(staff analysis: this subdivision does meet the technica/ requirements of the <br />subd/vis/bn ordinance). (2) Does the proposed subdivision meet the <br />requirements of the Adequate Public Facility Standards (Section 66-81) in the <br />Cabarrus County Subdivision Ordinance? (staff ana/ysis: this subdivision does <br />not meet the APFO standards). <br /> <br />Mr. Moose asked what is the distance between those entrances on that road. <br /> <br />IVlr. Lentz said the opinion might be that 800 feet is to close. He said Joe Wilson <br />has looked at this and has worked on the driveways. <br /> <br /> <br />
