I CABARHIIS COU~f'~!
NBHTH £ABOLINA

September 26, 2001

To: Roger Lentz, Cabarrus County Planning Dept.

From: Greg Walters, Cabarrus County Fire Marshal (~

RE: Review of SKYBROOK PHASE 6 & HIGHLAND CREEK

Following are concerns regarding Emergency Services response to the area within
Skybr0ok Phase 6 and Highland Creek:
· The 40 foot local residential limited street is very limiting for fire and EMS vehicles.
These streets would only allow 9 feet per street side for these vehicles. It also would
result in the vehicle having to straddle the center line, to allow enough room for safe
vehicle operation, and not taking into consideration of the possibility of vehicles
being parked along the side of the street.

35 foot Cul-De-Sac mm radius will also limit the accessibility of emergency vehicles
either. Some fire apparatus (ie the responding department for this area) is longer than
the allowed footage for turn radius.

What type of water supply will be in the division? If there is not going to be any fire
hydrants / city water mains, is there any chance of having ponds/lake built to provide
a water supply for emergency needs (fire fighting)? OR, if there is going to be
municiple water available, what size mains are going to be installed?

Fires may not occur every day, week or month, however the homeowner's insurance
company will take all of these concerns into consideration when writing the policy.

Highland Creek - Is not some of these lots dangerously close to the established
floodway?

Department of Emergency Management
F~O.
