Code Considerations: <br /> <br />The LDR district is primarily a single-family zoning <br />d/strict. The minimum lot size without public water and <br />sewer is one acre. <br />Development standards for the LDR district include: · 50' front setback <br />· A minimum side yard of 10' with at least 30' between <br /> each home <br />· 30' rear yard <br />· Minimum average lot width of 120' <br />· Maximum building height of 40' - primary, 20' - <br /> accessory <br />· Maximum impervious surface - 20% <br />* Maximum structural coverage- 15% <br /> <br />Adequate Facilities <br />Considerations: <br /> <br />Staff Analysis: <br /> <br />EMS - Ron Harwood: No Comments <br /> <br />Sheriff- Phil Patterson: No Comments <br /> <br />Soil Conservation - Dennis Testerman: No Comments <br /> <br />Fire Inspection - Dennis Mauney: Recommends that <br />streets be constructed to a width of 20' versus the proposed <br />18'. (Because these will be DOT roads we can only request <br />but not require that streets be 20' wide.) <br /> <br />Erosion Control - Thomas Smith: Subdivision requires <br />submittal of soil and erosion control plan prior to <br />development. <br /> <br />Cabarrus County Health - Ken Hinson: No Comment <br /> <br />Cabarrus County Schools - Robert Kluttz: See attached <br />letter for comments. <br /> <br />Staff finds that the proposed subdivision meets all <br />Development Requirements of the Cabarrus County <br />Subdivision Ordinance. <br /> <br />Staff finds that the proposed subdivision does not meet <br />APFO requirements. While sufficient capacity is available <br />in Bethel elementary school to serve this development, the <br />high school and middle school that serve the proposed <br />subdivision are over capacity and enrollment is currently <br />capped.
