Planning and Zoning Commission Minutes <br />June :[5, 2000 <br /> <br />Page 4 <br /> <br />this text amendment is adding this conditional use of hardship residential uses to <br />the General Industrial district. Mr. Marshall said what this board will be acting <br />on tonight is a recommendation to the Commissioners either to approve or deny <br />this text amendment. <br /> <br />The Chair said to Mr. Marshall the homes that are already there are they non- <br />conforming. He asked would that do away with the non-conforming status. <br /> <br />Hr. Marshall said it would not. He said they would remain non-conforming. This <br />would allow additional residential development but, only if you acting as Board of <br />Adjustment approves it, and only on a very limited basis. They would have to <br />indicate what the hardship is and why they need to use that property. <br /> <br />There being no further discussion Mr. Hobbs MOTIONED to approve Petition <br />C00-02C0 Zoning Text Amendment as submitted and forward it to the County <br />Commissioners for approval, seconded by Mr. Ritchie. The vote was unanimous. <br /> <br />Board of Adjustment Functions: <br /> <br />The Chair said the Board is now going into the Board of Adjustment functions. <br />He said this board operates in a quasi-judicial capacity and everyone wishing to <br />speak to these three issues tonight would be sworn in. :It will take a super <br />majority of 8 of 9 to approve anything. <br /> <br />The Chair introduced the third item on the Agenda, Conditional Use Application <br />252(C): <br /> <br />Applicant: Chris Butler/SBA Towers, Inc. <br />Request: Conditional Use Application 252(C) <br /> <br />This was a request to the Cabarrus County Planning and Zoning Commission <br />from Chris Butler/SBA Towers, ]nc., for a conditional use to construct a wireless <br />telecommunication system. <br /> <br />The Chair swore in Hr. Jonathan Yates, Mr. Chris Butler, Mr. James Meyer, Mr. <br />Chrian James Zhao, Mr. Joel Harks, Mr. Doug Ruwe, Ms. Carol Cooke, Ms. Janet <br />Magaldi, Mr. Jack Rankin and Mr..lay Lowe. <br /> <br />Hr. Jay Lowe, Zoning :Inspector, addressed the Board stating the sheets he just <br />passed out to the Board is an update from the original one in the packet. He <br /> <br /> <br />
