The Children's Home shall deliver possession el' the Property to the <br />County upon execution of the Le~e. <br /> <br /> Upon the expiration or other termination of.this. Lease, the County shall <br />surrender the Property to Children's Home in good condition, ordlnar~ weax and tear <br />excepted; provided however, Lessee will have the option of negotiating an extension of <br />a minimum of up to twenty (20) years to the term of the Lease. Upon termination of <br />the Lease, the County shall be entitlrxl to remove only its personal property and <br />fixtures, provided such is accomplished in a manner not to adversely affect the <br />condition of the Property, or if removal requires damage to the Property, the County <br />shall promptly roper the damage covered by the removal, Personal pro~rty and <br />fixtures belonging to the County shall include but not bc limited to, fencing and <br />· lighting, Upon expiration or other termination of the Lease, the Children's Home may <br />elect to keep any permanent building structures on the Property, such aa restroom or <br />concession stand building structures, but musl accept these structures in "a~ is" <br />condition. <br /> <br /> 1.2 Park Development. It is the intention and agreement of the parti~ that <br />the Property shall become part of the COunty park system during the term of the Lease. <br />Upon execution of the Lease, the County shall develop a public park (the "Park") on <br />the Prol~rty, the nature and quality of which are more definitively described below, <br /> <br /> 1.3 Additional Park Prope~t3'y. The County may make good faith efforts to <br />seek out and acquire additional property adjoining the Park, by purchase, .lease or <br />otherwise, which property, upon acquisition, shall become part of the Park. <br /> <br />ArtiCle H, Conditions of Lease Agreement <br /> <br /> 2.0 .Qafidillg. The County shall provide rough grading services in the general <br />development of recreational facilities at the Children's Home in the Cottage Area, a <br />projo¢t map of which property is attached hereto as E~cfiibit "B ~. <br /> <br /> 2. I Design. 'The County shall provide professional assistance in the design of <br />the recreational facilities at the Children's Home. <br /> <br /> 2.2 Employment Opportunities. The County shall provide opportunities for <br />residents of the Children's Home Cages l& and o~der) to apply loc any available part <br />time or full time positions of employment at the Park for which th~ residems may be <br />appropriate and such applicants will be given serious consideration for employment. <br /> <br /> 2.3 Us~ of Facilities. It is understood that Children's Hom~ re$ident.$ shall b~ <br />permitted reasonable use of the Park during general Park operational times, without <br />charge.
