These improvements may include alterations in grading and other <br />.topographical modifications, turfing, irrigation, ere. The County shall develop the <br />Property for use as a public park which shall include active and passive facilities <br />commonly found in the County public park system, and may include some or all of the <br />following facilities and activity ~as: baseball/basketball areas, softball/soccer fields <br />with fencing and lighting, restroom facilities, amphitheater, concession facilities, picnic <br />shelters, volleyball courts, horseshoe p/ts, playground, walking/jogging trail systems <br />and parldng facilities and other improvements incidental to the use of a public <br />recreational facility. 'Efforts to establish a Park design concept plan and development <br />schedule will be commenced within th.rea (3) months following execution of this <br />agreement. Allowing for community input and interaction among governmental <br />agencies inclusive of permitting requirements, it is expected that the concept plan and <br />development schedule can hc completed within twelve (12) months following the <br />execution of this agreement and the Lease. As a part of the Park development, the <br />County shall construct vehicular access from Orphanage Road into the Park. Other <br />access locations may be pursued as further determinations may require. <br /> <br /> 3.1 Review of Development.
