The mlnlm.m lot size is 10,000 sq feet under <br />traditional development. <br /> <br />Development standards for the bIDR district include: <br /> <br />· 30' front setback <br />· 5'/20' side yard setback <br />· 30' rear yard setback <br />· Maximum impervious surface- 40% <br />· Maximum str~cttLra] coverage- 30% <br /> <br />EMS- Ron Harwood: No comments. <br /> <br />Sheriff- Phil Patterson: No comments <br /> <br />Soil Conservation- Dennis Testerman: No comments <br /> <br />Fire Inspection- Greg Walters/Dennis Mauney: Noted that <br />hydrant placement should not exceed 1,000 feet between <br />hydrants and any residential lot. He also requests that water <br />mains be increased in size to 8"or that the system be looped in <br />order to m~i,t~in ~ flow. Fire would also like the cul-de-sac <br />radii increased to 40 ftJ Also requested a sccond entrance to <br />the development. Developer has agreed to space the <br />hydrants as requested and to address the water line issue. <br />Due to limited road frontage on Bethel School Road, · <br />second entrance would not be feasible at this time. Staff <br />has requested and the developer has shown stub streets to <br />provide for future access opportunities. <br /> <br />Erosion Control- Thomas Smith: Owner has contacted the <br />Development Services office. An erosion and scalmentation <br />control plan must be submitted to thi.~ office for review and <br />approval prior to any land disturbing activities. <br /> <br />Cabarrns County Schools-.Leonard Campbell and Don <br />Clickner: Letters from Leonard Caiupbell and Don Clickner <br />attached. <br /> <br />NCDOT- Joe Wilson: NCDOT will require left turn lanes to <br />ser~e the subdivision and Midland Road. A driveway permit <br />will also be required. Turn lanes hove been shown on the <br />revised plat. <br /> <br />Cabarrns County Development Services- Mike Downs: <br />Varions design co,~aents that have been addressed by the <br />applicant. <br /> <br /> <br />
