his heirs and assigns to be members of the Property Owners Association formed pursuant <br />to these restrictions and conditions and further binds m~d obligates himself, his heirs, and <br />assigns to pay the maintenance assessment to the Property Owners Association once it <br />has been levied by ~e Association. <br /> <br /> b. These restrictive covenants ma5' be enforced either at law or equity by any <br /> property owners within the subdivision. <br /> <br /> 19. These restrictions are separable and a declaratiou of invalidity or of limitation <br /> on any one of the foregoing Covenants will not affect the validity of the other: <br /> <br /> 20.
