PLANNING STAFF REPORT TO <br />CABARRUS COUNTY BOARD OF COMMISSIONERS <br />Tuesday, January 19, 1999 <br /> <br />Staff [ls¢ Only: <br /> Approved: <br /> <br /> Denied: <br /> Tabled: <br /> <br />Danbrooke Drive, Ashebrook Drive, and Firethorne Lane will be new 50' <br />public rights-of-way providing the primary access to the lots within the <br />development. <br /> <br />Barefoot Lane, Kirkland Court, and Eastridge Court will be new 40' public <br />cul-de-sacs. <br /> <br />Meeting Street is an existing public right-of-way that will be widened to 50' <br />and improved to meet NCDOT standards. It will provide access to lots 19- <br />25. <br /> <br />Further discussion is included under the Adequate Public Facilities <br />Comments section. <br /> <br />Code Considerations: <br /> <br />The MDR district requires the following development standards: <br />4* Minimum average lot size of 10,000 square feet <br />o~* Front setback of 30' <br />4- Side setback of 5/20' <br />4° Rear setback of 30' <br />· ~o Minimum average lot width at setback of 70' <br /> <br />Adequate Public Facilities Comments: <br /> <br />Note: The following comments were submitted by the referenced departments/agencies and pertain to <br />whether or not the services/facilities that each department provides are adequate to meet the demands of <br />the proposed development. <br /> <br />A preliminary OK from the following departments/agencies should in no way be construed as final <br />approval for a service or facility. <br /> <br />Water/Sewer Provider: City of Concord Engineering, Lex Patterson <br /> <br />The proposed development will be served by water and sewer provided By the City of Concord. Lex <br />commented that there would be adequate capacity to serve this subdivision. However, detailed plans <br />would have to be reviewed before a more concrete answer could be provided. <br /> <br />Development Services: Dennis Mauney <br /> <br />No comment at this time. <br /> <br />EMS: Ron Harwood <br /> <br />Emergency services will be able to provide adequate service to the proposed development without <br />straining existing personnel or facilities. <br /> <br />NCDOT: Alvin Hough <br /> <br />His preliminary review summarized thaf the roads would meet NCDOT standards. <br /> Page 2 of 4 <br /> Stonegale Preliminary Plat <br /> <br /> <br />
