Board of Commissioners and Highland Creek Settlement. <br /> <br />Street Analysis: <br /> <br />Harris Road is the existing public R/W that will provide the primary access <br />to his subdivision. <br />Masters Drive and Bryan's Green Drive will be new 50' public R/W's <br />intersecting with Hams Road and will serve as the Cabarrus County <br />entrances to the inner lots. <br />The remaining streets will be new 40' or 50' public R/W's serving smaller <br />sections of the development. <br /> <br />Adequate Public Facilities Comments: <br /> <br />Note: The following comments were submitted by the referenced dei~artments/agencies and pertain to <br />whether or not the services/facilities that each department provides are adequate to meet the demands of <br />the proposed development. <br /> <br />A preliminary OK from the following departments/agencies should in no way be construed as final <br />approval for a service or facility. <br /> <br />Water/Wastewater Provider: City of Concord Engineering, Andy Lovingood <br /> <br />CMUD is providing water service to this development. The issues of whether CMUD or WSACC <br />specifications will be used for the water and sewer infrastructure and customer billing problems will need <br />to be worked out among the City of Concord, WSACC, and CMUD before the City of Concord will grant <br />approval. <br /> <br />Emergency Services: Dennis Mauney and Greg Walters <br /> <br />Some of the road widths appear to be narrow. In the past, 40' roads have been difficult for emergency <br />vehicles to navigate with cars parked on the street and cul-de-sacs have proved to be a problem for fire <br />apparatus trying to turn around. 50' cul-de-sacs would allow emergency vehicles to turn around without <br />stopping. <br /> <br />The multi-family units will pose a significant problem when fighting fires if the water mains aren't at <br />least 8" in diameter. Typically, water mains are more useful if they are looped instead of stopping at a <br />dead end. <br /> <br />Recommend establishing as much side yard separation as possible between units. As the spacing between <br />units is increased, the ability of firefighters to access all sides of the units and minimize damage also <br />increases. <br /> <br />Recommend extending Sarazen Court to Firestone Lane to permit emergency vehicles to maneuver <br />around each other.
