PLANNING STAFF REPORT TO <br />CABARRUS COUNTY BOARD OF COMMISSIONERS <br />Tuesday, January 19, 1999 <br /> <br />Staff [Jse Only: <br /> Approved: <br /> <br /> Denied: <br /> Tabled: <br /> <br />EMS: Ron Harwood <br /> <br />EMS will be requesting three additional paramedics to staff this area of the County in order to keep the <br />average response time to less than 5 minutes. There is already a station and a vehicle assigned to this <br />area. <br /> <br />Erosion Control: Tony Johnson <br /> <br />At the time of this report, neither the owner nor the developer had contacted Tony in regards to the <br />project. Since the project is greater than one acre in size, a sedimentation and erosion control plan will <br />need to be submitted for review and approval prior to commencement of any land-disturb~ng activities. <br /> <br />NCDOT: Alvin Hough <br /> <br />Complete construction plans will need to be submitted before final approval will be given. The developer <br />will also need to obtain an entrance permit from NCDOT for the ingress points onto Harris Road. Lefi <br />turn lanes will be required at both entrances. <br /> <br />School District: Robert Klut~z <br /> <br />See Exhibits 2 and 3. <br /> <br />Sheriff's Dept: Phil Patterson <br /> <br />No comment. <br /> <br />Soil Conservation: Dennis Testerman <br /> <br />Intensive maintenance of the grounds associated with golf courses presents unique challenges. With the <br />possible exception of holes 9, 10, 13, and 14, the course holes are of special concern because they lie <br />adjacent to Clarke Creek and/or its tributaries. Potential storm water runoff impacts from this proposed <br />development on the quality and quantity of water in Clarke Creek are as yet amdetermined. <br /> <br />This development will remove prime farmland and woodland from production. <br /> <br />WSACC: Mark Lomax <br /> <br />Although there weren't any specific public facilities indicated on the proposal, WSACC has mutually <br />agreed with Bryan Properties to accept the anticipated wholesale wastewater flows fi.om this subdivision. <br />WSACC will insure that any proposed wastewater transportation systems will adequately meet our needs. <br /> <br />Zoning and Subdivision Regulation: Mike Downs and Mike Byrd <br /> <br />No comment. <br /> <br /> Page 3 of 4 <br />Wallace Farm Property Preliminary Plat <br /> <br /> <br />
