PETZTZON 98-05(T) <br /> <br />AN ORDINANCE AMENDING THE CABARRUS COUNTY <br /> ZONI'NG ORD'rNANCE <br /> <br />BE ]T ORDAINED that the Cabarrus County Zoning Ordinance is hereby <br />amended as follows: <br /> <br />Amend the Cabarrus County Zoning Ordinance, Chapter 4 to add the following: <br /> <br />Part VI. Rimertown Community Overlay Zone (RCOZ) <br /> <br />Section 4-37. Intention. <br /> <br />This overlay is intended to allow additional safety, design, and aesthetic controls in the <br />area defined as the Rimertown community. These controls are intended to protect the <br />existing and historical development patterns of the community. <br /> <br />Section 4-38. Extent of overlay. <br /> <br />The overlay area includes all property proposed to be within the corporate limits of <br />Rimertown as proposed to NC General Assembly. That area is shown as Attachment A <br />to the text amendment used to create this overlay. <br /> <br />Section 4-39. Permitted uses. <br /> <br />All uses permitted within the underlying zoning districts shall be allowed. <br /> <br />Section 4-40. Effect upon bona-fide farms and timbering operations. <br /> <br />The RCOZ regulations shall not apply to bona-fide farm operations or timbering <br />operations that are otherwise exempted from zoning by North Carolina General Statutes. <br /> <br />Section 4-41. Development standards. <br /> <br />In addition to the requirements of the underlying zoning districts and the Cabarrus County <br />Subdivision Regulations, the following requirements shall be applicable to all <br />subdivisions of four (4) or more lots and/or all development for which a site development <br />plan is required (Section 12-8). Subdivisions of less than three lots would not be subject <br />to these regulations unless additional lots are subdivided to create more than four <br />divisions. <br /> <br />All residential developments of 30 or more lots and/or spaces must include the <br />construction of a left turn lane that meets N.C. Department of Transportation <br />standards. That turn lane must be constructed on the state maintained road <br /> <br /> <br />
