PLANNING STAFF REPORT TO
CABARRUS CO. BOARD OF COMMISSIONERS
Monday, March 15, 1999

Staff' I;s¢ Only:
Approved:

Deniccl:
'l'abl~d:

Adequate Public Facilities Comments:

Note: The following comments were submitted by the referenced departments/agencies and pertain to
whether or not the services/facilities that each department provides are adequate to meet the demands of
the proposed development.

A preliminary OK from the following departments/agencies should in no way be construed as final
approval for a service or facility.

Water/Wastewater Provider: City of Concord Engineering, Andy Lovingood

The issues of whether Harrisburg or Concord will be the provider of services and the capacity of Back
Creek Interceptor will need to be resolved. The developer will need to show the location of existing
utility infrastructure and what extensions will be required.

Emergency Services: Dennis Mauney and Greg Walters

EMS: Ron Harwood

EMS will be requesting three additional paramedics to staff this area of the County in order to keep the
average response time to less than 5 minutes. There is already a station and a vehicle assigned to this
area.

Erosion Control: Tony Johnson

At the time of this report, neither the owner nor the developer had contacted Tony in regards to the
project. Since the project is greater than one acre in size, a sedimentation and erosion control plan will
need to be submitted to Tony for review and approval prior to commencement of any land-disturbing
activities.

NCDOT: Alvin Hough

The road layout appears to be satisfactory. Complete construction plans will need to be submitted before
final approval will be given. The developer will also need to obtain a driveway permit from NCDOT.

School District: Robert Kluttz

See Exhibit 2 for details.

Sheriff's Dept: Phil Patterson

Soil Conservation: Dennis Testerman

Stallings Glen ...
