This schematic plan shall take into account any of <br />the proposed changes that were noted under the coordination of the master plan review <br />under this same phase. <br /> <br />The Owner shall review the schematic with the Consultant. Any changes to the plan, <br />prior to the preparation of the design development phase, shall be submitted in writing to <br />the Consultant prior to starting the next step of the design process. <br /> <br />The consultant will perform and coordinate two soil boring tests to evaluate the <br />subsurface conditions for the Phase two park development for the proposed restroom <br />building and parking lot. Soil boring locations shall be determined and located in the <br />field as agreed upon by the Woolpert and the owner. <br /> <br />Development Phase <br /> <br />Based on the previously approved planning documents, the Consultant shall prepare, for <br />approval by the Owner, the design development documents consisting of drawings, <br />outline specifications, and other documents to fix and describe the size and character of <br />the proposed improvements. The con~ixuction document plans will be drawn at 1" = 50", <br />or other appropriate scale as necessary, and will show the final layout of all facilities <br />including the general layout plan, preliminary grading, and any landscape design. The <br />pre-engineered shelter layout will be drawn at 1/4" = 1'-0", or other appropriate scales as <br />necessary. The floor plans for the restroom building will be drawn at 1/4" = 1' or other <br />appropriate scale. <br /> <br />The Consultant will prepare an updated Opinion of Probable Construction Cost <br />associated with the proposed improvements. These dehverables will be based on more <br />detailed information provided by the design development documents and on current unit <br />costs for the area. <br /> <br />At intervals appropriate, to the progress of the design development phase, the Consultant <br />will schedule a single meeting with the Owner to review the documents and visit the site <br />to field check the design. The Consultant prior to each meeting will provide one (1) set <br />of documents to the Owner. <br /> <br />Upon completion of the review session, the Owner shall provide to the Consultant a <br />written statement of their comments and possible revisions to be made by the Consultant. <br /> <br />The Consultant will address all the review comments of the Owner and make the <br />necessary revisions to the design development documents before moving on to the <br />construction document phase of the project. The Consultant shall submit three (3) sets of <br />the site plan layout documents to the Owner, for final review and comment. <br /> <br />The Consultant shall receive written conditional approval from the Owner of the design <br />development documents prior to beginning the construction documents phase. <br /> <br />12/9/99 <br /> <br />Professional Service A~'eement <br />Cabarms County, NC <br /> <br /> <br />
