Page 2 <br /> <br />At the southwest intersection of Poplar Tent and Crisco Road, a 13.23 acre undeveloped <br />parcel was recently sold for $1,058,500 which is $80,000 per acre. The appraised tax <br />value was approximately $20,000 per acre based on county personnel. This property is <br />being developed as a Foodlion Shopping Center and is approximately a 1/2 mile east of <br />the US Tire Facility entrance. <br /> <br />In addition, we felt it was important to document the most recent activity adjacent to or <br />in close proximity of our proposed site. It is our understanding, that 91 acres located on <br />Hwy 601 and Joyner Road sold on 8/3!/97 for $4,750.00 per acre. According to local <br />real estate agents, land in this area of the county has been valued at and selling for <br />approximately $ 5,000.00 per acre. The property adjoining our proposed site on Hwy 601 <br />and Flowes Store Road East was recently placed under contract for $7~500.00 per acre. <br />In addition, the adjacent property to the south is currently being considered for purchase · <br />at $ 7,000.00 per acre. Since placing the subject property under contract in November of <br />1997 it appears that property is being purchased and or considered for purchase at an <br />average increase of 40% above market value. <br /> <br />We believe that our research clearly indicates that the two landfill operations ( BIWCMS <br />Landfill and US Tire Lundf'dl) and our proPOsed operation have not negatively impacted <br />property values in this county.
