PLANNING STAFF REPORT TO
CABARRUS CO. BOARD OF COMMISSIONERS
Monday, May 18, 1998

D~.micd:
Fabl,,d:

An alternative proposal that staff would like to suggest is that the
property be rezoned to GC-SU. This would permit the applicant
to use the property for a specific set of uses and help alleviate
staff's concerns over the range of uses a straight rezoning to GC
would permit.

Staff also considered whether a rezoning to Office/Limited
Commercial (LC) would meet the applicant's needs since this
zoning district allows fewer large scale commercial uses and
would allow the single family house to remain a conforming use.
However, the applicant has expressed a need for the outside
storage of construction equipment, which the LC district does not
allow.

Staff Recommendation:

It is therefore the recommendation of planning staff that petition
C98-06 (R) be DENIED as submitted.

However, staff would recommend APPROVAL of a petition to
rezone the property from MDR to GC-SU.

PZC Recommendation:

Qn Thursday, April 16, 1998, the Cabarrus County Planning and
Zoning Commission voted 5-3 to APPROVE petition C98'06
(R) as submitted without modifications.

Page 3 or' 3
Petition C98-06 (R~
