Planning and Zoning Commission Minutes <br />April 16, 1995 <br /> <br />Page 7 <br /> <br />Mr. Davis said the applicants do not have any plans drawn, but their <br />business is doing well and eventu_al_ly they would like to have the <br />flexibility to expand. <br /> <br />The Chair asked once the road is realigned, what would be the acreage <br />that would be left on the parcel? <br /> <br />Mr. Davis said the part that will be on the left will be between 2 and 3 <br />acres. He said the total tract now is a little over 9 acres including the <br />right-of-way. <br /> <br />Mr. Lagano said a nonconfomfing use can expand. It needs to request <br />permission to do so. <br /> <br />Mr. Hobbs asked if this board can grant that. <br /> <br />Mr. Lagano said it really needs to go through the Cabarrus County <br />Zoning Administratqr and would not have to come before the Board. <br /> <br />The Chair closed the Public Hearing on Petition C98-06(R ). <br /> <br />Mr. Moose said the staff is getting paid to do this type of work, He said ', <br />whatever the staff recommends, he is going to go along with the <br />recommendation. He said if they ncx. d to expand it, they can do that, if <br />they need to have a special use, they can do that, instead of just giving <br />them a blank check. <br /> <br />The Chair said to Mr. Moose what he is saying is that this is a <br />transitional zone between residential and industrial and the Board would <br />like to have'a little more control over what goes on there. <br /> <br />There being no further comments, Mr. Ritchie MOTIONED to approve <br />Petition C98-06(R ), seconded by Mr. Dwiggins. The vote was 5 to 3. <br />Mr. Ritchie, Mr. Dwiggins, Mr. Hill, Mr. Starnes, and Mr. Kiefer - in <br />favor. Ms. Davis, Mr. Moose and Mr. ttobbs - against. Petition C98- <br />06(R ) approved. <br /> <br />The Chair said Petition C98-06(R ) will go before the Board of <br />Commissioners at their May meeting for final approval~ <br /> <br /> <br />
